  2. a vibrant neighborhood that promotes the social and economic wellbeing of its residents and other
    stakeholders.
  3. in-fill and new development for:
  1. additional housing units
  2. additional retail space
  3. additional professional office space
  4. labor-intensive light industry
  1. access and connectivity in and around the district.
  1. transit-oriented development
  2. walkability and pedestrian-orientation
  3. roadway alignment and traffic flow
  4. streetscape design
  5. non-motorized transportation including bicycle and wheelchair
  1. public space, green space and landscaping especially in a neighborhood center or village square.
  2. mixed-use, mixed-income buildings and blocks
  3. environmental sustainability (LEED-ND Standards)

Goals for the neighborhood include...
  1. Create a vibrant, mixed-use, neighborhood commercial district that promotes the social and economic
    wellbeing of its residents and other stakeholders.
  2. Increase the number of housing units in the district by 30.  
  3. Increase the amount of retail space by 150,000 square feet.
  4. Increase the number of light industrial jobs by 30.
  5. Identify parking space that enhances the neighborhood and meets the needs of businesses and residents.
